Oh, hey friends, let’s talk about his little hot dog over in Irving. Irving? Irving. It’s a zero lot line home, 2017 construction, comes with some financing goodies that I’ll get to, and it’s only 10 minutes from Downtown Dallas. Not to mention if you like to travel, DFW Airport is also super close. Hit up all your continental and intercontinental hot spots. Because let’s get real, that summer was no joke and come next June, we might all need to skedaddle for a month or three.
Located near Irving Blvd. and O’Connor, it’s a K. Hovnanian Home, surrounded by like-minded homes, and makes for a real cute community.
It’s also near Irving’s burgeoning Heritage District, which is not only a total holiday hot spot with Christmas lights and a parade but is also undergoing a pretty intense makeover. The City of Irving is NOT messing around. Back in 2008, they conducted a study, and the conclusions were NEEDS IMPROVEMENT. (Not unlike your elementary school report card. OH. BURN.)
Small Town Charm In The City
Basically, they wanted to make improvements along Irving Boulevard which runs through the Heritage District. They set out to improve the infrastructure by enhancing streetscapes, rezoning whole parcels of land, and making the whole dang area pedestrian- and bike-friendly. They’ve invested heavily in the revitalization of the Heritage District and the results are real. It’s an area that not only “preserves the city’s rich history” but also provides strolling, shopping, and eating all in “a relaxing small town square atmosphere.”
That’s one of the glorious attractions this impeccable home offers. The other is its proximity to Delaware Creek and Centennial Park. It’s a .6-mile loop that’s “popular for birding, hiking, and running, but you can still enjoy some solitude during the quieter times of day.” Shoutout Texas for making outdoor adventures pretty much a year-round shorts and capri pants affair.
Again, this is a super cute house, but there are just so many surprise extras that I’m going to keep yapping about them. Like the fact that it’s 2017 construction, exceptionally well-maintained, low maintenance, easy living, and it’s under $500,000. And THAT close to Dallas is pretty fantastic.
Get A Load Of That Low Rate
Now add to it the fact that Julie Slear at Mid-First Bank is offering special zero down with no PMI, prime interest rate, and a $6,500 credit at closing OR an assumable 3.125 percent mortgage for first-time homebuyers. I said a lot there, but with literally everyone thinking and talking and talking and thinking about interest rates right now, that offer is a bit of a dealmaker.
Dave Perry Miller’s Laura Wiswall and Sue Tarantino have 456 Renaissance Lane listed at $455,000 and it will be open today, Saturday, Nov. 11, from 2 to 4 p.m. Check it.
